Property Corner Marking – This service includes marking only the corners of the property and is suitable when the property is not wooded for fence installation or to determine the boundary of the property. No survey map or documentation is included with this service.

Property Line Staking – This service includes marking the corners of the property and placing stakes in intermediate locations down the property lines and is for fence installation or to determine the boundary of the property. No survey map or documentation is included with this service.

Mortgage/Closing Survey – This survey is suitable for real estate transactions and includes a map of the property. The survey will include marking the corners of the property and the survey map will show the boundary lines, setbacks, easements of record, and all physical features including the house, accessory buildings, driveways, walks, fences, walls and above ground utilities. Any encroachments will be noted on the survey.

Physical Survey for Renovation/Addition – This survey is for planning renovations or additions to an existing home. The survey will include marking the corners of the property and the survey map will show the boundary lines, setbacks, easements of record, and all physical features including the house, accessory buildings, driveways, walks, fences, walls and above ground utilities. Any encroachments will be noted on the survey.

Physical Survey for New Construction – This survey is for planning new construction on a vacant lot or where the existing home will be demolished. The survey will include marking the corners of the property and the survey map will show the boundary lines, setbacks, easements of record, and all physical features including the house, accessory buildings, driveways, walks, fences, walls and above ground utilities. Any encroachments will be noted on the survey.

Topographic Survey for Renovation/Addition – This survey is for planning renovations or additions to an existing home where the topography of the land is desired for planning the grading and elevations of the new construction. The survey will include marking the corners of the property and the survey map will show the boundary lines, setbacks, easements of record, and all physical features including the house, accessory buildings, driveways, walks, fences, walls and above ground utilities. In addition, the survey will show the contours of the land in an appropriate interval and spot elevations as needed, as well as the elevations of the existing floors of the home. Any encroachments will be noted on the survey.

Topographic Survey for New Construction – This survey is for planning new construction on a vacant lot or where the existing home will be demolished where the topography of the land is desired for planning the grading and elevations of the new construction. The survey will include marking the corners of the property and the survey map will show the boundary lines, setbacks, easements of record, and all physical features including the house, accessory buildings, driveways, walks, fences, walls and above ground utilities. In addition, the survey will show the contours of the land in an appropriate interval and spot elevations as needed, as well as the elevations of the existing floors of the home. Any encroachments will be noted on the survey.

Construction Layout (Residential) – This service is for providing layout of additions to existing homes or new construction.

Commercial ALTA Survey – This survey is typically required for commercial real estate transactions and will be performed in accordance with the current ALTA/NSPS Land Title Survey based on the requested Optional Responsibilities in Table A of the ALTA standards. FEMA Elevation Certificate – This service includes providing the surveying required to prepare the FEMA Elevation Certificate form. This certificate is used to determine the flood risk of a property that is in a Special Flood Hazard Area as determined by the most recent FEMA flood maps for the property. This document is used by insurance companies to determine flood risk and set insurance rates. This service only includes the necessary surveying to fill out the form and does not include a survey of the subject property.
